What is Compliance?

Part of what makes Harvest beautiful is that our homes are held to a certain standard. Homeowners are obligated to abide by the rules, regulations and covenants, or CC&Rs, of the governing documents. Part of the HOAs job is to ensure all homeowners understand and comply with their obligations to the community’s CC&Rs. One of the avenues used to do so is the violation process.

We usually start the violation process with a Friendly Reminder, as we understand some homeowners may not be aware of the rule in question; homeowners have 14 days to resolve the issue. If not addressed, we will usually proceed to a Second Notice with another 14-day period to resolve. If still not addressed, the homeowner will receive a Final Notice which will entail the 14-day period to cure prior to the first fine of $100. All subsequent fines will be assessed every 14 days; fines will increase by $100 until the situation is cured.

Please note that the Friendly Reminder & Second Notice are courtesies. If severe within the previous six months, the HOA may escalate directly to the Final Notice. Occurrences of violations which are deemed uncurable or had previously been at the Final Notice or Fining stage within the past six months may be immediately fined. We very much hope that violations and fining does not occur, but we are obligated to do so to ensure compliance of the CC&Rs.
